The latest available figures I could find indicate that Namibia’s housing backlog is now more than 300,000 units. A June 2026 parliamentary document refers to a backlog of more than 300,000 homes.




What about the monthly payment?

Here is the important distinction:

  • Average national house price: approximately N$1.44 million in Q1 2026.
  • Windhoek: housing affordability is even more problematic.
  • The figure you mentioned earlier — N$17,491 per month — is the average Windhoek mortgage instalment compared with an average monthly income of approximately N$13,560.
  • This means the mortgage instalment is approximately 129% of average monthly income — effectively more than the entire income.

Even more concerning: FNB/Bank of Namibia data indicate that approximately 75% of Namibia’s workers earn less than N$5,000 per month, and the Bank of Namibia has indicated that approximately 70% of the population cannot afford housing because of income constraints.

The problem is not simply that Namibia has too few houses. The problem is that most houses are too expensive to produce for the incomes of the people who need them.

This is precisely the point that moladi has been highlighting for decades:

Housing affordability starts with the cost of production.

If we try to solve the cost of land, infrastructure, finance and administration, but the house itself remains too expensive to build, we are simply moving the problem around.

That is why the moladi approach is:

Build faster → build better → build for less → develop skills → create jobs → increase production.

And once we get the production cost under control, it becomes much easier to address the other bottlenecks — finance, land, infrastructure, approvals and tenure.

Perhaps this is the strongest message for Namibia:

Don't only ask: “How can we help people afford an expensive house?”

Ask: “How can we produce a quality home cheaply enough for ordinary Namibians to afford it?”

That is the moladi difference.
